Booking and cancellation terms

1. The property

Kalavryta Moments, a whole 48 m² apartment at Omogenon Amerikis 5, Kalavryta 250 01, Greece. License no. 00003603188. It sleeps up to 4 guests (adults and children aged 6 and over) plus one baby (a child under 6) in a travel cot, available free of charge on request. There are no extra beds.

2. Prices and charges

Each night’s price is for up to 4 guests. Fewer guests pay less: 3 guests −8%, 2 guests −12%, 1 guest −16%. Stays of 4 nights or more get a further 13% off. All discounts are calculated on the base price. Children under 6 stay free. The minimum stay is 2 nights.

The price shown for your booking includes all charges, including the climate crisis resilience fee and the cost of cleaning the property. There are no charges beyond the agreed booking price.

3. Payment

A 30% deposit is paid when you book. The balance is due 3 days before arrival; we will send you an email reminder. Bookings made 3 days or less before arrival are paid in full at booking.

Payment is by bank transfer or IRIS. Your dates are held for 48 hours; the booking is confirmed when the deposit arrives, otherwise it is cancelled automatically.

4. Cancellation

Cancellation is free until 12 days before the arrival date, and everything you have paid is refunded. After that date, or in case of no-show, the amount paid is not refunded. Bookings made less than 12 days before arrival cannot be cancelled free of charge.

You can cancel from the link in your confirmation email or by contacting us. Refunds are made to the account the payment came from.

5. Changing your dates

Your booking dates can be changed up to 5 days before the scheduled arrival date, at your request and subject to availability.

If you change your dates, the amount already paid is credited to the new booking and is not refunded in cash. The new booking is made according to the availability and prices that apply to the new dates.

The credit covers a stay of equal value to the original booking and cannot be used to move a booking to a higher-priced period without paying the difference. For example, a two-night summer booking worth €100 cannot be moved to an equivalent stay over Christmas if the new stay costs more.

Any difference in the value of the new booking is paid by the guest and must be settled before the new booking is confirmed.

6. Arrival and departure

Check-in is from 16:00, with no latest arrival time. You let yourself in using a key lockbox with a code. The access code and the instructions you need are sent to you before you arrive.

You can arrive at any time after 16:00, even late at night, and the host does not need to be there to hand over the keys. Check-out is by 13:00.

7. House rules

No smoking. No pets, parties or events. Quiet hours 22:00–08:00.

8. Damage and guest responsibility

Guests are responsible for any damage to the property, its equipment or furnishings caused by them or by the people staying with them, where this goes beyond normal wear and tear.

In case of damage, the cost of repair or replacement is charged to the guest, provided it is supported by appropriate evidence, such as photos, repair or purchase receipts and a description of the damage.

Guests are not charged for normal wear and tear resulting from proper, ordinary use of the property.
